Dils acted as advisor to Amundi RE Italia SGR which, through its Nexus 1 Fund, acquired a property for office use located in the center of Milan, from a fund managed by a leading international investment manager.
The building is located at Via Mazzini 9-11, between Piazza del Duomo and Piazza Missori, and was for many years the headquarters of Banca Agricola Milanese, which later became Banca Popolare di Milano. The building, entirely rented to WeWork, is one of the most important co-working spaces in the city.
The property consists of ten floors and occupies a total area of about 11,200 sqm. Built in the 1930s, it has undergone a complete refurbishment that created a central garden overlooked by all of the offices. In 2020 it obtained LEED Gold certification thanks to the highest quality and energy efficiency standards.
According to analysis by the Dils Research team, in the first quarter of 2022 offices were the asset class to record the highest investment volume in the real estate sector in Italy, with €1.3 billion – of which about €850 million in Milan – four times higher than the same period last year. Dils Office Capital Markets team participated in transactions worth over €480 million in Milan alone (ca. 57% of the total invested in the city) and over €630 million nationwide (ca. 47% of investments in the office sector in Italy).
