Dils is advisor in the sale of a mainly office portfolio located in Milan, by the Pegasus closed-end real estate fund managed by InvestiRE SGR (Gruppo Banca Finnat), to an Italian family office.
The portfolio comprises two recently refurbished buildings which are almost fully let, in Via Watt 27 and Viale Certosa 148. The first occupies a gross area of about 9,600 sqm, and the second about 5,600 sqm.
The two assets are located in urban contexts both of which are undergoing significant transformation. The Via Watt area, between Morimondo and Naviglio Grande – district Around Richard, has been under development since the nineteenth century, thanks to the strategic presence of waterways that have facilitated the establishment of numerous retail and artisan activities. More recently the area has managed to evolve, developing new uses and amenities whilst maintaining its old city charm. The IULM University and the opening of numerous domestical and international headquarters in the district, confers an extraordinary dynamism so that it has become the city’s new point of reference for design, art and culture.
The second building, in Viale Certosa 148, is located along the north-west route running from Corso Sempione in the direction of Malpensa airport, passing through Cascina Merlata and MIND. This area is particularly strategic for travel both to other cities and to central Milan, thanks to the ease of accessing the wider public transport network (metro stations, railways, buses and airport).
The building in Via Watt 27 comprises six floors, with underground parking, and successfully combines aesthetics with functionality. The building in Viale Certosa 148 comprises over four floors, with parking spaces, storage and an ample terrace.
This deal, closed recently, is further confirmation of the attractiveness of areas considered to be particularly strategic for the city, thanks to their potential for development, transformation and renewal.
