As part of an exclusive tenant representation assignment, GVA Redilco’s Logistics & Industrial Dept. has successfully concluded an important real estate advisory and brokerage project in the Milan area involving the pre-let of a ’last mile’ property of over 17,000 sqm, on an area of approx. 50,000 sqm in Cassina de’ Pecchi.
The new ’built-to-suit’ Class A building will house the headquarters of Cortilia, an innovative food-tech company founded in 2012 by Marco Porcaro.
Cortilia, the first Italian agro-food sector marketplace, is now the main distributor of food products of excellence for sustainable online shopping with a short supply chain. The service is currently active in Lombardy, Piedmont and Emilia-Romagna and aims to expand in the future.
The chosen location is highly strategic for B2C distribution both towards Milan city, given its distance of only 17 km from the center, and towards the Brianza area, given the excellent road connections serving this logistics and office HQ (TEEM, Tangenziale Est), which will also benefit from the M2 underground line stop.
The construction of this new, eco-friendly real estate development – with landlord and developer Prologis, Inc., world leader in the logistics real estate sector – will begin by the end of the year and handover is estimated for July 2021. This innovative real estate project represents a virtuous example of the recovery and conversion of an abandoned industrial site, on the outskirts of the city, into ’green’ logistics with LEED® Gold certification and with positive effects on both the environment and surroundings.
The multifunctional building, which will be highly energy efficient and equipped with a latest generation photovoltaic system, will consist of a warehouse with three different temperature-controlled areas for the conservation and optimal handling of the entire agro-food product range purchased and distributed by Cortilia. It will also host the executive headquarters. The large outdoor area will be partially dedicated to stopping points and parking with charging columns.
Always with a keen eye on ’green’ issues and personal well-being, the headquarters will be surrounded by a landscaped area which will be partly used for the promotion and protection of biodiversity projects and educational activities, to be shared with the local communities.
With this transaction, GVA Redilco, with its consolidated expertise in assessing specific technical and logistical needs, further enriches its already substantial track record of strategic consultancy on behalf of the main e-commerce operators.
