Dils assisted Hines as advisor, coordinating the investment in an office complex in southwest Milan which will become the first office campus in the city centre, for a total investment of ca. €200 mln.
The asset comprises four buildings located in Via Tortona 25, which have a total area of 30,000 sqm and are currently the headquarters of a multinational consultancy firm.
The project aims to create the city center’s first office campus, with cutting-edge spaces meeting the new needs of the workplace and modeled on the most advanced environmental and social sustainability criteria. The next generation offices will be hybrid spaces characterized by innovation, flexibility and well-being.
Works are expected to begin at the start of 2024 and to be completed by mid-2026. Aimed at creating better connections between indoor and outdoor spaces and encouraging encounters between people, they will involve expanding the entrance on Via Tortona, reorganizing the entire courtyard, and renovating the large terraces on the top floor.
The renewal, entirely guided by ESG criteria, is aimed at achieving the highest environmental sustainability and energy efficiency standards and at obtaining LEED Platinum certification.
Tortona is considered one of the city’s most dynamic and sought-after areas thanks to the co-existence of contrasting realities: large service companies and coworking spaces, fashion giants and small artisans, and new residential areas within regenerated industrial spaces. The value of this area is destined to grow further over the coming years, thanks to two particularly strategic schemes: creation of the new M4 metro (blue line) with its ‘Parco Solari’ station, and redevelopment of the disused railway yard which will connect the district to the city’s historic centre, overcoming historic separation of the districts and enriching the area of amenities, with an urban park and a wide network of open public spaces.
