Dils acted as advisor of Savills Investment Management SGR S.p.A., on behalf of the Marlin fund, in the sale to Corum Asset Management of an office building, named “Hi Green”, located in Via Ravà 75 in Rome.
In the heart of the EUR district, the 6-storey building (including basement, ground floor and four floors above ground) offers about 7,880 sqm of leasable areas spread over the office and technical premises, and terraces. The asset is leased to primary players active in the telecommunications and Non-Performing Loans (NPLs) industries.
Surrounded by green areas and the artistic and architectural gems of the Ardeatino neighborhood, the district is progressively becoming one of the locations chosen by important national and international companies looking for modern, flexible offices. As a matter of fact, most of the class A/A+ office buildings of the Capital are concentrated in this district.
The asset has achieved the BREEAM pre-certification and is characterized by flexible, functional, efficient spaces, designed to encourage interactions with a dynamic combination of open spaces, meeting rooms, and break areas.
The location of the building is strategic, considering the presence of numerous services – sport centres, shopping malls, and different shops – and infrastructure, which allows easy access to the city centre, the Fiumicino airport, and the Great Ring Road.
The interest that the EUR district generates in occupiers and investors is reflected in the data: from 2007 to the H1 of 2022, it has attracted approx. 30% on average of the Rome take-up, for a total of 380,000 sqm, over 205,000 sqm of which is grade A/A+. These numbers find confirmation also in the investment market, which has drawn to the EUR 40% of the office investment in Rome in the reference period.
