Dils acted as an advisor in a significant transaction involving the sale of a logistics portfolio comprising four newly completed assets, totalling 315,000 sqm, located in strategic areas: Alessandria, which plays an important role as an inland-port area; Osio Sotto (BG), in Milan Area along the A4 Milan-Bergamo motorway; Nogarole Rocca (VR), a consolidated logistics district within Verona; and Castelguglielmo (RO), well-positioned within the Veneto region.
The portfolio was sold to a controlled affiliate of Starwood Capital Group, a global private investment firm managing approximately $115 billion in assets, by Techbau S.p.A.,leading Italian developer and general contractor. The real estate fund holding the assets is managed by Castello SGR.
The assets, developed by Techbau, were designed to the highest technical and sustainability standards, targeting “LEED Platinum” certification for Castelguglielmo and “LEED Gold” for Alessandria, Osio Sotto, and Nogarole Rocca. Despite having been completed only a few months ago, Alessandria warehouse is fully let to a major Italian 3PL operator under a long-term agreement, while the other three assets are mostly available for lease. With this acquisition, Starwood Capital enhances its logistics portfolio under management in Italy – already valued at over €1 billion – by improving both its quality and geographic distribution.
This major transaction highlights the growing demand for modern, ESG-certified logistics assets, which continue to attract both tenants and investors.
