Dils advisor in the sale and purchase transaction of the new 83,600 sqm modern state-of-the-art logistics center near Bologna

Dils acted as advisor in the sale of the CSP Logistics Centre – located in Castel San Pietro Terme (BO) – purchased by Union Investment Institutional Property GmbH on behalf of the UII Garbe Logistik Fonds fund. The transaction is a demonstration of the renewed interest of international investors in Italy’s large core logistics assets.

The logistics platform, developed and completed by Hines in 2022, covers 83,600 square metres and has been fully leased to Alce Nero, Berardi Bullonerie, Torello Trasporti and Arcese Trasporti. Divided into 8 sections, it has 80 loading bays, 42 truck parking spaces and 282 car parking spaces.

Modern and cutting-edge, CSP Logistics is able to meet the strategic and functional needs of tenants in an evolving market. Indeed, the asset is located just a few kilometres from Bologna, at the centre of a strategic junction that makes it possible to reach the main destinations in northern and central Italy in just a few hours.

Moreover, high international standards were applied to both construction criteria and energy efficiency and space modularity parameters in the development of the complex, characterised by an efficient and innovative design.

The deal confirms the resilient interest of international investors in large-scale Italian core logistics assets.
