DeA Capital Real Estate SGR, Fabrica Immobiliare SGR, and Dils announce the completion of the sale of two buildings within the new Milano 3.0 – Next Generation Living residential complex. The transaction involved the transfer of these buildings from the High Garden Fund, managed by DeA Capital Real Estate SGR with Orion European Real Estate Fund V as the Fund’s investor, to the Aristotele Senior Fund, managed by Fabrica Immobiliare SGR. Located in Basiglio, near the Milano 3 district, Milano 3.0 consists of six buildings with approximately 260 apartments.
The acquisition aligns with the Aristotele Senior Fund’s goal of promoting a new residential concept for dynamic and independent seniors, fully integrated into the neighborhood. The buildings will feature rental apartments within a residential environment enriched by communal areas, extensive green spaces, and dedicated services for residents.
Milano 3.0 – Next Generation Living is one of the most significant urban regeneration projects in the Milan metropolitan area, spanning over 38 hectares in the Milano 3 district. Managed by DeA Capital Real Estate SGR, the project comprises six residential buildings developed according to innovative living concepts, connected by a pedestrian axis leading to surrounding parks, landscaped meadows, and pedestrian and cycling paths.
The complex offers high-quality amenities, including a private garden, a multifunctional leisure area, a concierge service, a locker room, a coworking space overlooking the lake, indoor and outdoor fitness areas, a children’s playroom with an outdoor area, spaces for social activities, and dedicated bicycle and stroller storage. The two buildings designated for senior living include 87 private apartments, offering studios, one-bedroom, and two-bedroom units across multiple floors. The ground floor features communal areas for residents, while the terraces are designed for outdoor entertainment, activities, and social gatherings.
